Fully Managed service ranges from 9% to 12.5%
(There is a minimum fee of £90.00 inc. VAT for the Fully Managed service, or the greater percentage of the fee for service, even if not negotiated by CHARLES COX LETTINGS LIMITED.)
Set-up fee £400.00 + VAT to include the following:
Marketing and viewings
Referencing
Tenancy Agreements and move in paperwork including ID and Right to Rent checks
Logging Deposit with the DPS
Inventory
Check In at the property
Check Out report and Deposit return
Out of Hours Call Handling (Minimum one hour) £90.00 + VAT. (Please note, this charge is not inclusive of any time spent by contractors)
Tenant Find Only service £600.00 + VAT
Set-up fee £400.00 + VAT to include the following:

Referencing
Tenancy Agreement and move in paperwork including ID and Right to Rent checks
Transferring Deposit to Landlords DPS account
Inventory
Check In at the Property
Withdrawal from an agreed offer £175.00 + VAT (£210.00 incl. VAT)
Preparation of an extension agreement £130.00 + VAT
Tenancy refurbishment works 12% + VAT over £2,000.00
Preparation of documentation for DPS adjudication £125.00 + VAT
Preparation and service of a Section 8 or Section 21 notice £125.00 + VAT
Attendance at Court or a Tribunal £225.00 + VAT per hour, on behalf of the Landlord, plus, the reasonable cost and expenses of Charles Cox Lettings Limited
Duplicate statements provided to the Landlord or their Accountant £10.00 + VAT each
End of year account statement and invoices for tax returns £65.00 + VAT per property
Non routine property condition checks £125.00 + VAT
Non Managed Property :
Non routine rent review £125.00 + VAT
Check Out report – price on enquiry
Tenants:
Holding payment – equivalent of one week’s rent is required to reserve the property
Security deposit – five weeks rent
Variation of Contract – £75.00 + VAT
Early Termination – If a Tenant decides to vacate before the minimum contractual term, they will be liable for the Landlords costs for re-letting the property and the rent that is due until a new Tenancy commences.
